The incentive encourages South African taxpayers to invest in local companies by giving them a 100% tax deduction on the value of their investment in the same tax year. The investor receives a share certificate together with a tax certificate, allowing the invested amount to be deducted from the investor’s taxable income in the year that the investment is made.

  • You apply to become a registered investor.
  • You select a unit from one of our pre-approved apartment hotel (aparthotel) projects.
  • Up to 95% funding is available to approved investors.
  • You can also finance the investment from your own resources

Here’s how you make money

  • You get a tax refund, which you use towards the purchase of your unit.
  • The balance is paid for by a bond you apply for.
  • The aparthotel income is used to service the bond.
  • All profit (income and capital) goes to you, the investor.
  • Your purchase price is effectively discounted by up to 45%.

Flyt’s bridging loan works like this

  • You get pre-approved for an investment value (5% deposit + bond value & tax refund).
